Valuations

Valuation reports are required for a variety of purposes which include lending, company accounts, tax computation and management buyouts. Because of our detailed database and knowledge of property transactions, rent reviews and lease renewals in the West London area, we are able to produce reports which draw on a broad knowledge of market activity.

Speed is often an important issue and reports can be processed within a very short timescale upon receipt of all the necessary documentation.

All reports are undertaken by a Chartered Surveyor in accordance with the RICS Appraisal and Valuation Manual (commonly known as the Red Book). In addition, we have substantial Professional Indemnity cover.

Rent Reviews

Negotiating a rent review requires a detailed record of comparable property transactions, rent reviews and lease renewals, together with a full understanding of the legal and technical aspects of each lease. With a substantial database of information relating to leases and transactions throughout the West London area, we are able to combine this with our technical knowledge, enabling us to negotiate from a position of strength.

Not all reviews are concluded by negotiation, and are subsequently referred to a third party, usually acting as either an Arbitrator or Independent Expert. We are experienced in the presentation of submissions and counter-submissions, which we produce in accordance with the RICS Practice Statement and Guidance Notes on Surveyors Acting as Expert Witnesses.

Business Rates

In respect of a new assessment, there is an appeal process open to the occupiers. An appeal may produce a reduction in the rates payable, but caution needs to be exercised as an appeal can also lead to an increase. As a result of continual research and a substantial database of rental evidence in the West London area, we are able to advise on the benefits of making an appeal, and the likely outcome. Our fees are based solely on any savings achieved.
